“Absorption Rate” is a valuable metric to know what is happening in the Heatherlands market.

It compares the housing inventory to the rate of sales.

Imagine a bucket of water with a hole in the bottom and a hose filling it up from the top.

The hose filling it up is the number new houses being listed. The hole in the bottom is the number of houses being sold.

If the bottom hole gets bigger, there’s less water in the bucket. If the hose puts water in faster, there’s more water in the bucket.

“Absorption Rate” is the length of time it would take to sell all of the properties on the market today at the rate they are selling now.

3-4 months is a normal, healthy rate.

Less than 3-4 months is a sellers market, because there is less inventory and more demand.

More than 3-4 months is a buyers market, because there is more inventory and less demand.
